Is the land titled?

Partly. 92,231 sqm is covered by a certificate of title — that part is registered ownership. The remaining 47,721 sqm is covered by a tax declaration, which is a tax record and not the same as titled land. Have both documents checked by a lawyer.

Can a foreign national buy it?

Land in the Philippines generally cannot be owned outright by foreign nationals; structures such as a 60/40 corporation or a long-term lease are used instead. Take independent legal advice on your own situation before committing to anything.

Roughly 20 km north of El Nido town, past Nacpan Beach, on the northern coastal road — about 95% of the route is concrete. Lio airport is about the same distance. Both figures are supplied by the vendor.

What documents will I see?

Copies of the certificate of title, the tax declaration, the lot plan and the boundary description are shared with serious enquiries — usually after a first conversation and before a site visit.

Is the 500 m frontage verified?

No. The 500 m is the vendor’s figure and has not been independently verified here. The titled and tax-declared portions may not both front the beach — confirm on the lot plan.
